We are new to the whole home buying game, and our inspector, Kyle Jensen, gave us a complete play by play of what was potentially a problem, a definite problem, and what to do should the builder not opt to fix the smaller things. We left the inspect feeling 100% confident in our home purchase and he made it so incredibly easy to ask a billion questions!!! Really hope he's still in the inspection business when it's time for the kids to start home buying.Posted on Google

Middleton is one of the most consistently desirable communities in Dane County, regularly earning recognition as one of the best places to live in Wisconsin. That reputation drives strong demand and a competitive real estate market. Buyers here are choosing from a wide range of housing — classic ranch homes and mid-century properties near Lake Mendota, newer developments in neighborhoods like Stonefield and Blackhawk, and the architecturally distinctive Middleton Hills community built on New Urbanist principles. Each type of home has its own inspection considerations.
The established neighborhoods closest to downtown Middleton and Lake Mendota contain some of the oldest housing stock in the area. These homes frequently have original clay sewer laterals, aging electrical panels including Federal Pacific or Zinsco brands that carry known safety concerns, cast iron plumbing, and foundation issues from Wisconsin's freeze-thaw cycles. Homes near the lake also tend to have higher moisture exposure history — we use thermal imaging on every home inspection to detect hidden moisture in walls and ceilings that a standard visual inspection would miss entirely.
Stonefield, Blackhawk, and other newer Middleton developments have seen significant construction activity over the past two decades. New construction is not defect-free. We regularly find grading issues that channel water toward foundations, HVAC systems that weren't properly commissioned, missing attic ventilation baffles, and electrical errors in newer Middleton properties. Getting a third-party inspection before closing ensures the builder corrects these items while they're still obligated to do so.
Middleton Hills is a unique community with a distinctive architectural style and higher-density design. These homes often have shared walls, unconventional layouts, and construction details that require an inspector familiar with the neighborhood. We've inspected properties throughout Middleton Hills and know what to look for specific to this development.
For homes connected to the municipal system, we strongly recommend a sewer scope on any Middleton home built before 1985. Clay tile laterals are common in older parts of town and are vulnerable to root intrusion from Middleton's mature tree canopy. A sewer scope identifies these issues before they become a $5,000 to $15,000 repair after closing.
Dane County sits in EPA Radon Zone 1 — the highest risk designation in the country. Middleton homes with basements, which includes the majority of the housing stock, are particularly susceptible. Radon is colorless, odorless, and the second leading cause of lung cancer in the US. We offer radon testing as an add-on to every inspection and recommend it without exception in this market.
Our team inspects homes in Middleton regularly and knows the local market well. HomeStart Inspections is proud to be a member of the Middleton Chamber of Commerce, a member of Dane Buy Local, and a trusted affiliate member of RASCW. When your contingency window is tight, we have the team capacity to schedule quickly and deliver your complete report the same day — every time.
We find what others miss. Our inspectors use infrared technology to spot hidden moisture, electrical hotspots, and missing insulation—at no extra cost. Every inspection includes thermal imaging so you get the full picture.
We’re your inspectors for a day and your consultants for life. Months or years after your move, our experts are just a call away to answer questions or give advice—at no extra charge.
The market moves fast, and so do we. You’ll get our interactive, high-resolution digital report the same day as your inspection—clear, detailed information so you can make your next move with confidence.
From near Lakeview Park to the heart of downtown Middleton, we’re your local team of trusted home inspectors. We are you trusted local inspectors. We aren’t a national franchise or a one-man shop. We are a dedicated team of professional inspectors who live and work right here in Dane County. Because we work together, we can meet your deadlines and have the expertise to handle any property type. We don’t just deliver a report; we stand behind our work with a commitment to your family’s safety and long-term peace of mind.
We’re not a cold national franchise. We’re a family-owned business that treats every property like it belongs to our own neighbors. Our reputation is built on the kitchen tables of Dane County, one home—and one neighbor—at a time.
Every inspector on our team is fully licensed in Wisconsin and InterNACHI certified. We go beyond state requirements with ongoing training to catch what others often miss.
