We are new to the whole home buying game, and our inspector, Kyle Jensen, gave us a complete play by play of what was potentially a problem, a definite problem, and what to do should the builder not opt to fix the smaller things. We left the inspect feeling 100% confident in our home purchase and he made it so incredibly easy to ask a billion questions!!! Madison is one of the most competitive real estate markets in Wisconsin, and buyers rarely have the luxury of time. HomeStart Inspections is based in Madison and inspects homes across every corner of the city — from the dense, older housing stock near UW-Madison and the Isthmus to the newer developments on the west side. Whether you're buying a craftsman bungalow on the Near East Side or a new build off Mineral Point Road, knowing what you're getting into before you close is everything.
Madison has a significant inventory of pre-1950 homes, particularly in neighborhoods like Vilas, Greenbush, Nakoma, and the Near East Side. These homes have character — and they have history. That history means our inspectors specifically look for original clay sewer laterals prone to root intrusion, knob-and-tube or early aluminum wiring, cast iron plumbing, and plaster walls that can mask years of hidden moisture damage. Without thermal imaging, that moisture damage is nearly impossible to catch. We include thermal imaging with every inspection at no extra charge.
Mid-century ranches common in neighborhoods like Meadowood, Brentwood, and Allied Drive bring a different set of concerns — aging HVAC systems, original electrical panels that may no longer meet modern load demands, and foundation cracks from decades of Wisconsin freeze-thaw cycles. We know what to look for in each era of Madison housing stock.
Newer developments on Madison's far west and east sides aren't immune from inspection issues. We regularly find improper grading that directs water toward foundations, HVAC systems that haven't been properly commissioned, missing attic baffles, and warranty-period defects that builders will fix for free — but only if you catch them in time. If you've recently closed on a new build, our 11-month inspection is designed to catch defects before your builder's one-year warranty expires.
Madison has a large inventory of older homes with original clay sewer laterals. Root intrusion is one of the most common and costly issues we find. A sewer scope runs a high-definition camera through the lateral line from the home to the city main, identifying blockages, root intrusion, pipe collapses, and offset joints before they become a $5,000 to $15,000 emergency. We strongly recommend a sewer scope on any Madison home built before 1980.

Madison homes with basements, which is the vast majority of the housing stock, are particularly susceptible to elevated radon levels.
